The number of homes sold in Maine last month fell by almost 10% compared to this time last year, although prices for those sold were up, according to a new real estate report.
The Maine Listings monthly data revealed 778 single-family existing homes sold in January, down 9.53% on January 2025. The same report indicates that the median sales price (MSP) did go up, albeit by a modest 0.65%.
The average price of a home in Maine is now $389,000, up from an MSP of $386,500 a year ago. The MSP indicates that half of the homes sold for more and half for less.
Experts point to a combination of the coldest winter in years and the ripple effect of the government shutdown as reasons for buyers staying away.
Nationally, the number of home sales across the country eased by 4.3% last month compared to the same month last year, per the National Association of Realtors (NAR). The MSP in the US reached $400,300, a rise of 0.6% over January 2025.
Regionally, sales in the Northeast decreased 4.0%, with the regional MSP up 5.8% to $505.400 year over year.
