The number of homes sold and the average price paid set new record highs in 2021 according to latest statewide figures just published.

The latest monthly report from Maine Listings revealed that a total of 20,401 real estate transactions took place last year with the median sales price (MSP) rising to $299,000.  Those are both the highest annual amounts since the organization began collecting the data 20 years ago.

Sales were up 2.41% on the previous record-breaking year of 2020, and the MSP was also up a sizeable 16.8%. The MSP indicates half of homes sold for more and half for less.

Last month saw the continued trend of sales prices heading up whilst sales dropped as the tight inventory of available homes kept supply and demand at the forefront of shaping the market.

Statistics for December show a 12.22% rise in the MSP to $303,000 compared to December 2020. Meanwhile, sales eased 12.65% comparing December 2021 to December 2020.
