Sales of existing single-family homes remained unchanged year on year, according to Maine Listings real estate report for March.

The median sales price (MSP) of $375,000 also remained the same last month as it was in March 2025.

The MSP indicates half of the homes sold for more and half for less.

Industry watchers point to limited inventory and affordability challenges, along with seasonal trends, as the biggest influences on the latest marketplace data.

Rolling quarter statistics for January to March 2026 compared to the same period in 2025 reveal prices dropped in seven of Maine’s 16 counties.

Median sales prices were up, however, in Cumberland and York counties by 1.82% to $560,000 and 1.52% to $500,000, respectively.
